A recent project in North Carolina demonstrates the power of this process. A developer approached us with a prominent riverfront site and a goal to maximize density. We successfully secured zoning approval for a 240-unit apartment building, but when the owner received pricing from contractors, the project was deemed too expensive and financially unfeasible.
That’s when we were asked to take a fresh look at the site. Using our three-step process, we developed a new strategy that unlocked the site’s potential while addressing the financial challenges:

Conceptualize: The final strategy included a 80-unit apartment building on one parcel, designed to be built more cost-effectively. The remaining 160 units are allocated to the second parcel, which could either be developed later or sold to another developer, already entitled for 160 units.
This approach not only made the project financially viable but also gave the owner flexibility to adapt to market conditions and maximize the site’s long-term value.
